We work across Hokkaido, with a particular focus on Niseko, Kutchan, Furano, and Sapporo. Recently we've seen growing interest from international clients in the Niseko and Furano areas — and we're well set up to support projects in both.
Can I manage the renovation remotely from overseas?
Yes, absolutely. We provide regular photo and video updates throughout the project, and stay in touch via Google Meet or WhatsApp at whatever frequency works for you. For key milestones, we connect live on-site so you can see exactly how things are progressing — no matter where in the world you are.
How long does a typical renovation take?
The construction work itself typically takes 2–4 months. That said, securing a start date has become increasingly competitive in Hokkaido — the trusted local crews we work with are in high demand, and their schedules often fill up months in advance. This is worth factoring into your planning: once we agree on scope and sign a contract, the actual start of construction may be several months away. The upside is that you're working with crews who are sought after for good reason — reliable, skilled, and fair on price. We'd rather wait for the right team than rush with the wrong one.
Can you help with both finding a property and renovating it?
Yes. Many clients come to us at the property search stage, and we stay involved all the way through to move-in. One thing worth knowing: buying a property without a clear sense of renovation costs and possibilities can lead to surprises down the line. We can advise on potential properties before you commit, helping you understand what a realistic renovation might look like and what it's likely to cost. In some cases, we can also introduce properties listed through Japanese real estate agencies that may not be easily accessible to international buyers on their own. What's the difference between renovation coordination and interior coordination?
Renovation coordination covers the structural and functional work — scope planning, contractor management, budget oversight, and on-site supervision. Interior coordination focuses on the finishing layer: concept, materials, furniture, lighting, and styling. We offer both, and they work best together.

Yes. We have established relationships with trusted local contractors across Hokkaido. We work independently — not tied to any single builder or agency — so we can recommend the right team for your specific project and budget. Hokkaido is a place where local connections run deep, and the crews we work with have built their reputations over many years within those networks.
